Sorry to hear brutha.
I think fixing before will help car sell.
HTC Thunderbolt+TT
SOLD
This car is officially for sale.
Just under 89k miles, 6 speed manual trans, Alcantara interior, sunroof, cold weather package, Xenons, Sedan. The car was rear-ended once but was so minor that the reapir bill came to less than $700. I have a pic from when it was hit that shows the spider cracks in the paint. The rear bumper was removed and repainted. No metal was touched. I am the second owner.
$14k
The car hasn't been driven more than a couple thousand miles this year. It has a few items it needs. Any buyer can buy the car as-is at the listed price or the price will go up as I fix the items it needs over the next month or so.
Things on the list:
Coolant system overhaul - expansion tank, thermostat, waterpump. I haven't had any issues but I know it's a good idea to do this right about now.
VANOS seals - I had them replaced a couple of years ago and it's time to do them again.
Diff fluid drain and refill - again, no issues, just preventative.
Tires - It's currently wearing Blizzaks. I have an old pair of Hankook Ventus rears but I was planning on 4 new tires.
Wheel refinishing - all four OEM wheels need refinishing. These were my winter wheels otherwise I would have gotten them refinished earlier. Previous owner curbed all 4 wheels.
Headlight lenses - I'm picky. I don't like to look at marks on them.
1 small PDR on the driver's side - it's been there since day 1 when I bough the car. Nobody sees it unless you point it out. Even then it's tough to see.
The good:
Freshly painted front bumper and hood.
Always starts & runs smooth, never broken down or left me stranded.
Cared for by me. I change the oil every 7500k miles or once a year.
EXTRA CLEAN INTERIOR. I am super picky on cleanliness. Everyone is always shocked at how clean this car is inside and outside.
2 keys & 1 plastic access key
All manuals

As someone currently in the market for a ZHP, I can tell you that I would be very leery of purchasing a car with due service/maintenance. That is, unless I know the seller, and know that they have taken great care of the car otherwise. Logically, it makes sense to have the new owner do the service, but I think that you'll have trouble convincing them that the car has been taken care of if there is pending service.
I hope that things turn around for you!
Sell the other car.
Sell as is honestly. Don't leave the site though.
This. Plus, if you take care of the cooling system first, it's actually a minimal cost when you consider the fact that you will make more of that money back from the sale as opposed to selling it without it. They can use that as a negotiating point, and if they play the "I don't know how to fix this myself" card, that means they'll use the labor costs to make their negotiating stronger. I'd just get it done for less than the $500 or so it costs and easily get more money for it than the cost of the maintenance.
Good Eli, is this car officially for sale?
NOOOOOOOOOOOOOOOOOOOOOOOOOOOOO!!!!
This upsets me

My ZHP Build 2004-2014 RIP
Not yet Marcus. Based on feedback here and elsewhere, I'll likely fix stuff before selling unless I get a fair offer for it as it sits.
Thanks, Good Eli.
